Walk a Weston Street Record
A sound Weston street directory search moves from the physical address to a stable parcel identity. A folio is Broward County's parcel number. It remains useful when a postal label is shortened or a street name is entered in more than one form. The Broward County Property Appraiser, or BCPA, joins that folio to the titled owner, situs address, tax-mailing address, legal description, exemption flags, sales references, and a map link.
- Run the address in the BCPA Property Search, then copy the folio and legal description.
- Open the parcel map and click the lots along the same street segment.
- Separate the physical situs address from the address used for tax mail.
- Follow a deed reference in the Broward Official Records index.
- Use permit, code, voter, or older directory sources only for the question each can answer.
This order prevents a common error: treating one owner name as a list of everyone at the address. A deed identifies parties to a recorded transfer. A parcel card identifies title and assessment facts. Neither is a full household roll.
Search Weston Streets in BCPA
BCPA supports owner/name, address, folio, and subdivision searches. Its stable address form breaks an address into house number, street direction, street name, type, post direction, unit, and city. Numbered streets use the numeral, such as 2 or 9, rather than an ordinal ending. A final asterisk can broaden street-name text. Owner searches use the form Last,First.
| Weston search field | Use | Entry note |
|---|---|---|
| House Number | One site | Leave blank to broaden a named street |
| Street Name | Street directory browse | A terminal * can match a partial name |
| Unit Number | Condo or suite | Use only when known |
| Folio | Exact parcel | Copy from the parcel card |
| Subdivision | Platted area | Useful in planned communities |
H/E identifies a resident co-owner who qualified for homestead. ETAL means more owners exist than the display has room to show. Timeshare units are not indexed by each individual owner name. These official field rules make an address search more precise than a broad web query.
Weston Situs and Mailing Addresses
The situs address is the parcel's physical location. The mailing address is where the property appraiser sends tax notices. A match between them can be consistent with owner occupancy, especially when paired with homestead, but it still does not identify every resident. A difference may point to an absentee owner, a trust, or a separate mail destination. It does not prove that a renter lives there.
This distinction is the most useful comparison built into a Weston street directory. Record both fields exactly. Then keep the legal description, which identifies the lot, block, and subdivision even if postal formatting changes. In Weston's planned landscape, subdivision names and the older terms Indian Trace and Bonaventure can rescue a search when a modern street label fails.
Key distinction. An owner, a tax-mail recipient, and a person who lives at the situs may be three different people.
Map a Weston Street Segment
The BCPA map is the most defensible way to move by street. Enter a 12-digit folio without hyphens, an owner as Last,First, or a house number plus street. Leaving the house number blank can return possible matches along the named road. Zoom until parcel lines are clear, use Identify Parcel on each polygon, and retain folios rather than guessing that street numbers are consecutive.
The viewer includes highways, major roads, city limits, ZIP codes, flood zones, census tracts, zoning, subdivision names, streets, parcels, and county boundaries. Its selected-parcel table can show folio, owner, situs, values, building area, effective age, and a map link. The official BCPA map help explains the controls and is shown below.

The map establishes adjacency and parcel identity. Open each parcel record for the current public details rather than reading names from shapes alone.
Weston Records Indexed by Address
No single Weston street directory combines every source. Each official roll contributes a narrow kind of evidence. The table keeps those roles clear and shows the fallback when a live portal is incomplete.
| Address source | Keeper | What it can establish | Access channel |
|---|---|---|---|
| Property roll | BCPA | Owner, folio, situs, mail address, exemption | Web search or office |
| Parcel GIS | BCPA/Broward | Adjacency, boundaries, mapped layers | Free viewer |
| Deeds and liens | Broward Records, Taxes and Treasury | Recorded parties and legal description | Index, image, office copy |
| Permits and code | City of Weston | Work, dates, applicant or responsible party | Portal or records request |
| Voter extract | Broward Supervisor of Elections | Nonprotected voter/address fields | Separate data request |
| Older directories | BCL Main Library | Address snapshot where a volume exists | Microfiche and staff help |
Online access is only one channel. BCPA has an office counter, recorded documents can go through public terminals and Records, Taxes and Treasury, city files may be requested under Chapter 119, and older phone books require the library desk.
Follow Deeds Along Weston Streets
The Broward Official Records Search accepts a name, document type, recording dates, instrument number, book and page, and some legal-description searches. It covers all plats and maps regardless of record date. Other instruments are fully searchable from July 7, 1977 at 1:47 p.m. A narrower 1972 to 1977 window requires instrument number, book and page, or record date. Earlier material is not on the public site.
Begin with the current deed reference from BCPA. Confirm that its legal description matches the parcel. Search the current grantee as a grantor to find a later transfer, or the current grantor as an earlier grantee to move backward. A result may show instrument number, record time, document type, parties, book/page, abbreviated legal description, page count, and image status.
For pre-portal books, take the citation to Broward Records, Taxes and Treasury at the Governmental Center in Fort Lauderdale, call 954-831-4000, or request help at records@broward.org. A certified copy must come from the custodian.
Weston Permits Add Street Dates
The Weston permit channel can date a pool, reroof, addition, inspection, or other work at a specific site. Results may name an applicant or contractor and show issue, final, and inspection dates. Code files can add notices and case status. Neither source supplies a continuous list of occupants.
Building Code and Permitting Services operates at 17250 Royal Palm Boulevard and supports electronic applications, plan review, fees, inspections, and status checks through ePermits. Code enforcement is administered by Calvin, Giordano & Associates. When the online screen omits an older file, identify the address, folio, permit or case number in a focused city public-record request.
A city estoppel and lien search is a different paid process. It checks open permits, pending violations, and municipal liens for one parcel, with distinct Indian Trace and Bonaventure service layers. It has a stated $100 per-parcel price and five-business-day target.
Weston Voters Are Not Street Browsing
The individual ElectionLink launchpad is designed for a voter to reach registration and polling information after identity prompts. It is not an open whole-street browser. A public voter-list extract uses the Broward data-request process instead, including a stated $20 database-search charge.
Such an extract can contain public registration and address fields, but it omits protected addresses and confidential identifiers. It cannot name people who are not registered, and voter participation history never reveals ballot choices. This makes the file a limited corroborating source, not a household census.
For a Weston street directory, request only fields needed for lawful personal or civic research and keep the extraction rules in view. If an address is absent, do not infer that the home is vacant.
Older Weston Street Search Terms
Weston incorporated in 1996, and the planned community was known as Indian Trace before the modern city name settled in. Bonaventure is another key term in catalogs, property papers, newspapers, and service records. A search limited to “Weston” can therefore miss older references even when the parcel itself is the same.
Use subdivision and plat names from the legal description. Then search Indian Trace, Bonaventure, the owner's name, and the street in South Florida newspapers or the Broward County Library catalog. The city's current 2025–2026 street map is a useful modern control, while the parcel folio and legal description carry the record chain across naming changes.
Older telephone and reverse directories are held on microfiche at Main Library Periodicals, but exact Weston year runs and publishers were not verified. For the historical shelf and its access rules, continue with the Weston city directory collections.
Weston Street Directory Terms
A few record terms prevent large mistakes when moving from an address to county documents.
- Parcel or folio
- The county's identifier for a mapped piece of land.
- Situs address
- The physical location of the parcel, distinct from tax mail.
- Plat
- A recorded map that divides land into lots, blocks, streets, or tracts.
- Criss-cross directory
- A directory arranged by street and house number rather than only by surname.
Copy these values as printed. A misspelled name can be retried, but a wrong folio or legal description can lead to a different parcel.
Limits of Weston's Street Directory
Public address records do not form a complete resident list. Renters and other household members may never appear in the tax roll. Homestead is consistent with an eligible owner using the property as a primary residence, but it is not proof of every person in the home. Permit applicants and contractors may live elsewhere. Deed parties show a recorded act, not current occupancy.
Private utility, delivery, motor-vehicle, and association membership data are not substitutes. Protected voter addresses, confidential program participants, sealed court information, and exempt personal fields remain hidden. A missing name can reflect a lawful restriction, a different record role, or a source that has not been updated.
Lawful use. Use Weston address records for legitimate personal research, and never to stalk, harass, intimidate, or harm another person.
When accuracy matters, verify the field with the office that keeps it. The street directory chain is strongest when two independent records agree on the same parcel, name, and date.
